The sale is conducted as a combined transaction for both properties and will be executed as a property transfer.
The total plot area is approximately 14,000 m², but parts of the area are zoned as recreational land, meaning the developable area is estimated at around 10,000 m².
The sale also includes a detached house located on a 4,804 m² freehold plot. The house was built in 1968 and has a gross floor area of approximately 140 m² (GFA). Additionally, there is a single-car garage.
The residential property is zoned for residential use with a utilization ratio (BYA) of 10%.
The undeveloped property is zoned for hotel/restaurant, access road, and recreational purposes. Before development is permitted, a detailed zoning plan must be approved.
The buyer is responsible for initiating and covering the costs of the detailed zoning process and any necessary coordination of zoning purposes.
